British buyers are again looking for Properties in Bulgaria

British buyers are again looking for property in Bulgaria. Their interest in holiday homes in Bulgaria has rapidly been increasing during the month of January 2010 in comparison with December 2009.

According to Primelocation.com statistics they have received 60% more enquiries from Brits wishing to buy property in Bulgaria.

In the “10 Top Destinations”, Bulgaria has managed to maintain its 10th position of a year ago.

In general, it seems like the recession is over for British buyers and they are looking again to buy properties abroad. Spain has the largest share as the most attractive destination -35%, followed by France and the USA. Enquiries for properties abroad have made dramatic growth this January compared with the same period in 2009 - 134%.

Although, maybe, UK home seekers still prefer France, Spain and the USA for a safe investment during and after the economic crisis, the trust seems to have come back and many clients are again looking for an Investment in Bulgaria.

With many companies from Western Europe now setting up offices in Sofia, the time for investment in Bulgaria seems ripe.

Love “bites” and reality “bites”- Central -North Bulgaria

There is one region in Bulgaria, we think, has not recently received the publicity it deserves - talking about the real estate market.

It was discovered by Brits some 3-5 years ago,”during the First British invasion”. Helped by estate agencies, mostly from Veliko Tarnovo (2nd Bulgarian  kingdom capital) they happily adopted this area and moved enthusiastically there, some of them to live permanently,others to renovate their holiday homes and return on a regular basis.

What happened about 4 years later? Some of the biggest estate agencies closed their offices in this region and gradually moved towards Montana, Rousse or down South to Elhovo. There must be a variety of reasons. One of them obviously is;  The price of houses increased rapidly in the villages around Veliko Tarnovo-Gabrovo-Tryavna. It has not been so easy in the last 2 years to find a house with a character and  mountain views for less than 15000 E (compared with 5000E 3 years ago). Anyway the British were never very lucky. I don’t think any agency in Bulgaria has ever sold them any property of character for less than 10000 E.

Our aim is not to make a surgical survey of the reasons why the priorities of the biggest Bulgarian agencies changed (we base this on some articles we have read recently).

We want to ask a simple question- Has this region changed for the worse? Is it something that is not worth showing to clients?

The answer is:This beautiful region has to more offer than ever. The infrastructure has  improved, and satisfactory progress has been made.

And the most important thing is that, in these properties, good value is to be had.

Recently we have travelled extensively throughout Bulgaria. We have been a few times to  Haskovo-Harmanli-Topolovgrad-Elhovo -Yambol, including this “Forgotten by God” place Ljubimets. There, can be found beautiful mystic regions, but very often, they are so isolated, and taken from the context of places like that, the “cheap”house you would like to buy there, often only seen on the Internet, could become very expensive with all the necessary future renovations etc.

What is the first thing that sells? In every beginner’s course for brokers they give you immediately the answer: Location, Location, Location.

At the end of the day, you would like to have a house in a lively environment with fresh air, clean drinking water, good helpful neighbours, safety from crime, a good investment and, maybe, a beautiful view.

With the  World recession in mind the region described now has properties under 10,000 Euros to offer. 16 km. North-West of Sevlievo , some 49 km from Gabrovo and nearly the same distance from Veliko Tarnovo, near a large lake and not far from the main mountain range, there is a region of picturesque countryside. It is more lively and the roads are in better condition than other similar areas in Bulgaria. For an average price of around 7,500 Euros you can find a two- storey solidly built house with 2,000-3,000 sq.m  of cultivated garden. Usually there is to be found on these properties a stone barn, something which is typical for this part of the country. Other features which give you an idea about the quality of the buildings are the solid oak beams, timber ceilings and large basements with stone work of real value. These properties are usually secluded and another beautiful feature is the drystone walls, which surround the gardens. You will get real value for your money !
